The critical first step to successfully marketing your home is to PRICE IT RIGHT. In order to do this, I do more than sit at my desk and do a market analysis- I get out in the field and visit the competing active listings, as well as the pendings I can get inside- and drive by the recent solds. I dig deeper into the data and adjust the sold price per sq ft by including any seller concessions made in the sale ( seller paying buyer closing costs, repairs, bonuses) that are not reflected in the sales price. I examine the data and understand the trends affecting your property value. Working with you, I arrive at a price that I believe will be perceived as within the top 10% of values for the area, in order to generate the strongest, quickest interest in the property possible , without UNDER valuing the property. In this market, a QUICK sale is the BEST sale.

Before activating the listing, I will make assessments regarding the condition of the property- and if necessary, will suggest steps to be taken to spruce it up, so we put our best face forward from day one on the market. I have many contractor contacts I can refer you to if needed.

Because the time when your property will hold the most interest to buyers is during itís first two weeks on the market, these days are precious and our strategy must center on MAXIMIZING YOUR IMPACT during that time. We will have ALL visual marketing materials prepared and in place for the day we activate the listing.

We also prepare a webcast with professional presenter that appears visually and does voice-over (itís the latest marketing tool!) This webcast is posted to realtor.com, youtube, twitter, facebook, craigs list and trulia.
We are constantly on the look-out for new and better internet marketing tools and sites!
I tend to hold open houses like crazy, planning them for days when there are no big events that will reduce our showings- and looking ahead at the weather to try to have them on the days when buyers will want to be out looking. I also use the internet to the max- posting every three days on Craigs list, austinhomesearch.com and realtor.com, and as many other real estate search sites as possible. And of course it would be featured on my own website.
Having been in the business since 1985, I have a LOT of clients and get a lot of referrals.
I also send out a monthly newsletter that has articles of interest to buyers and sellers, as well as containing all my current available properties. This goes out to about 600 clients every month.
I have a sterling reputation in the business and among the public - in 23 years, there has not been one complaint against this brokerage to the Better Business Bureau, The Board of Realtors or the Texas Real Estate Commission, nor have we been called in to mediation by any clients!
